We locate premium properties (Direct-to-Owner), structure the financing, manage the risk through institutional contracts, and accompany you through to the exit strategy.

Because this segment is the most neglected in the market. Huge institutional investors gain access to off-market deals and high yields, while mid-capital private investors are pushed into saturated western markets with a 3% yield. Our objective is to democratize institutional risk management for the private investor and leverage their capital.

There is no other developed market allowing entry into premium assets at $60,000 ($30k equity), with 0% purchase tax, 5% income tax, and a combined annual profit (yield and capital appreciation) of 32% on a multi-year average. It is a rare window of opportunity in a hyper-growth market.

Is there a risk of over-supply in Batumi?

This is a managed risk. We do not buy "standard apartments" that flood the market, but premium units within branded complexes (like Holiday Inn, Marriott). These brands draw the bulk of international tourism and easily beat the competition. As long as tourism continues to grow annually (approx. 9% annual growth), the demand for premium tourist properties will continue to grow.
